You can use a self directed IRA. Only a handful of IRA custodians will do this, but they will invest your IRA ireal estate or other non traditional investments. I am expecting much of the money for some projects I am working on to come from IRAs. I use a self directed IRA myself and buy tax liens as well as a note for a rehab project.
